With the snow melting, lots more houses are coming on the market, and quickly, but they are selling too.  If you have land, now is the time to price it to sell!

It’s March 1st!

Saturday Ski on Ester Dome w. Sawyer

    Today is March 1st, officially my favorite day of the year!  The sun is shining longer and brighter and typically the weather really starts warming up.  February was fairly pleasant and enjoyable, especially after a near-record breaking bitter and cold January, but that hasn’t tainted the joy of welcoming March 1st for me.  My body must know too, as I sprung out of bed this morning at 7:30 ready to go!  Those who know me must be scratching their head, as I am not known for being a morning person, at all!
    Though I have been staying active and enjoying February’s warmth, its as though I was just kicked into overdrive!  Life has kept me pretty busy lately between warm weather fun and exercise, studying for and passing the Real Estate Exam and obtaining my License, things really starting to pick up at the office and playing frequently around town with several bands, including “Burnt Orange” which seems to be increasing in popularity and demand!
    Long story short, I am glad that my mind and body have grown acclimated to the classic Fairbanks cycle.  I am ready to shake off the winter hibernation and am itching to welcome spring!  I am excited to hit the road as a licensed Realtor and apply my springtime and summertime energy to my career!
    Here is a quick recap of some of my recent adventures!
    Last weekend, I tried a little bit different form of travel and went on a snowmachining trip in the White Mountains with a couple of good friends.  Myself, another snow machine and a dogsled (with 9 incredible dogs), did an 80-mile trip into the Windy Gap cabin and really enjoyed getting away from the hustle-and-bustle of town.  I honestly felt a little bit guilty riding on a machine that was doing all the work going up hills, but I maintained positioned in a squat almost the entire 80-miles standing on the machine, so I think I did end up getting a pretty decent core and upper body workout.  I also got a great workout pulling my snow machine out of snow drifts (that were up to my hips) on more than one occasion.  I found that began to overheat even at the thought of digging myself out! :)
    For the past several weekends, I found myself filling both Saturday and Sunday with various skis on the outskirts of town.  In the interest of saving gas, and usually being committed to band events at night, I have really learned to take advantage of the great outdoor opportunities that exist right on the outskirts of Fairbanks.  Most recently, I spent about 5 hours or so on Ester Dome exploring new trails and finding really unique cabins!  My main goal that day was to ski until Sawyer (my dog) was actually tired and needless to say, it was a long ski!  I spend a lot of time on or around Ester Dome, and yet I continue to find new places and trails which I find amazing!  I found really nice modern recreational cabins, and I also found cabins that were no longer in their prime.  And yet, for a Saturday afternoon, I did not see another person on the trail!  I love this town …
    On a final note, I leave you with another great opportunity that Fairbanks provides.  Whether a musician yourself, or maybe just someone who enjoys live music, there is seemingly an endless talent pool in this town that covers all genres!  Here is a great band (I might be a little biased) that you can find playing in various places around town …

Verizon Wirelss to put in Cell Towers in Fairbanks!

I’ve been happy with the customer service I get from AT&T, but now it appears that customers that want a choice, may at some point in the future have Verizon Wireless available, according to an article in the Fairbanks Daily News-Miner.

About 24 Verizon cell phone tower sites are envisioned throughout the Fairbanks area…

Make Sure The Property You’re Buying Suits Your Needs!

This guy got caught by the city of Fairbanks trying to build 9 dry cabins in a city residential neighborhood, to be used as a bed and breakfast.  He violated local building codes and borough zoning laws.  I don’t know the circumstances of this, whether he was ignorant of these facts, or he just wanted to see if he could get away with it, but this is a good example of why you should work with a REALTOR when buying property.

This person wants to outright trade a duplex here in Fairbanks for something in Boise, Idaho.  He should probably consider working with a REALTOR(R) and just sell it, but we don’t know the whole story.

Peace, quiet and … cardio?

It was a very educational and productive weekend for me!  I spent Friday night, and all day Saturday and Sunday taking my Real Estate pre-licensing class.  I learned a lot and am excited about applying some of this newly-acquired knowledge in the workplace.  Now … its time to do some serious studying for the licensing exam!

After a very intensive 20-hour class over the weekend, I was really looking forward to clearing my head a bit and enjoying the beautiful weather that had been taunting me while I was in class!  Typically the fall season in Fairbanks is so short and I start to feel some serious pressure to get out and enjoy when I can!  So, after a full day of class, I decided to take a casual evening stroll with my dog, Sawyer.  I decided to head out towards the town of Ester and enjoy the beautiful fall colors at the base of Ester Dome.

Fairbanks Real Estate on the rise – Updated 9/17/11

Fairbanks is one of the few communities with a real estate market on the rise, according to a recent economic index.

And they quote me!

The Fairbanks housing market, while not what it was several years ago, has not suffered as badly as those in the rest of the country, said Ryan Danhauser, president of the Greater Fairbanks Board of Realtors. Housing prices in Fairbanks “haven’t so much declined, they just haven’t moved up, mainly because they’re competing with forclosed properties” Danhauser said. New home construction is down mainly because of the mortgage market, Danhauser said.
